The honest answer depends on scope.

An interior-only fit-out on a mid-size villa typically runs four to 4 to 6 months. A premium, luxury project on a larger residence needs 8 to 10 months. A shell-and-core villa (a bare structure with no finishes at all) needs 12 to 18 months from bare concrete to finished home.

While we were expecting a short answer, he broke every villa programme into dependent phases, from design and approvals through procurement, site works, and handover.

The Brief and Survey Open the Clock

The first fortnight is about listening and measuring.

Our consultants sit with the family to understand how the villa will actually be lived in.

For example, a formal majlis with its own separate entrance, an everyday living wing, a kitchen built for daily cooking versus a show kitchen for entertaining, staff quarters, or a future nursery.

In parallel, engineers survey the property itself: structural elements, ceiling heights, existing MEP routes, and the condition of any previous finish.

Two weeks feels short, but skipping this step leaves ambiguity that costs far more in programme and money later.

A clear brief with reference imagery settles the big questions before design even begins.

Design Development Takes 4 to 8 Weeks

For a standard villa interior design, the design phase runs four to eight weeks.

Larger properties with structural moves, double-height voids, basement conversions, or cantilevered terraces can need ten or twelve weeks.

This phase produces the complete instrument the construction team prices, orders, and builds from. It includes plans, elevations, joinery details, MEP layouts, lighting schedules, and finish specifications.

Authority Approvals Run Two to 8 Weeks

Apartment Fit-out work in Dubai and Abu Dhabi answers to different authorities depending on the community. 

Dubai Municipality covers most jurisdictions.

Trakhees governs Palm and other waterfront developments, and master developers like Emaar, Nakheel, Meraas, or Majid Al Futtaim run their own NOC process in gated and design-district communities.

Each has its own documentation standard and inspection regime.

Approval windows run 2 to 8 weeks depending on scope. 

This includes structural modifications, facade changes, and pool works, which take longer. Incomplete submissions get rejected outright.

Our engineering team prepares authority packages early enough to run in parallel with procurement rather than waiting in a purely sequential schedule.

Procurement Quietly Decides the Entire Programme

Material procurement is the phase owners underestimate.

It typically takes 8 to 12 weeks, running alongside the approval period and early site works. 

Locally stocked materials arrive in days. But specialist villa materials can take weeks to manufacture, and shipping delays can add even more time.

For example, Italian stone slabs may need to be selected and shipped from the quarry. Bespoke joinery can require three to five weeks of fabrication after final site measurements. 

Ordering long-lead items the moment design is signed off, rather than after approvals land, is what keeps the finishing crew’s schedule intact.

Strip-Out Through Finishes (The Site Phases)

Site mobilisation, protection, and hoarding lead into strip-out.

All these on-site processes can take 1 to 2 weeks on a renovation.

Structural works follow, such as new openings, reinforced slabs, extended volumes; it can run for 2 to 3 weeks. This phase can last even longer on older properties where corroded pipework or undocumented wiring behind bathroom walls turns up.

This is why we hold a ten to fifteen percent contingency budget on renovation projects.

MEP’s first fix comes next, and it’s the hidden month that makes everything downstream work.

3 to 5 weeks go into conduits, drainage, chilled-water lines, ducting, and the wiring behind lighting scenes, automation, and security.

Coordination workshops between trades here prevent the kind of clash that causes delay or defect much later.

Joinery, Wardrobes, and Kitchens

Once the shell is finished, bespoke joinery turns architecture into a furnished home.

Full-height wardrobes, kitchens, appliances, stone tops, and vanities are fabricated off-site from final site measurements. They are then installed over 3 to 5 weeks with concealed hinges and shadow gaps measured in millimetres.

Second fix follows close behind, which includes switch plates, lighting, sanitaryware, etc. 

Snagging, Handover, and Styling

The last 2 to 3 weeks are for inspection: door swings, water pressure, lighting scenes, AC balancing, and a full client walkthrough before the authority issues a completion certificate.

The defects liability period begins, which usually lasts for 12 weeks.

For turnkey clients, styling and soft furnishing close out the programme in the final weeks.

It includes furniture placement, curtains, rugs, art, and accessories, installed in days once the FF&E team’s design scheme is ready.

It is the difference between a finished shell and a home ready for the first dinner.
